Tenant Terms


Section 83 of The Consumer Rights Act 2015 refers to the provision of Letting and Managing Agentís fees, charges and/or penalties and is intended to create full transparency to enable consumers (both landlords and tenants) to ascertain exactly how much they will be required to pay before they enter into any form of contract or agreement. This is not always straight forward as there are many aspects of our service. However we set out below our standard charges for Tenants. Before you make an offer on a property, a breakdown of monies and total amount required will be given to you.


We charge a Tenancy Fee of £180 per tenancy. For clarity, this is a charge per property, not per person. This includes referencing for one tenant, plus one guarantor. For each additional tenant (including one guarantor), a further charge of £60 will apply.

For example:

One tenant = £180 (includes one guarantor)
Two tenants = £240 (includes two guarantor)
Three tenants = £300 (includes three guarantor)

Should further guarantors be required a further charge of £35 will be charged, per guarantor.


We use an independent inventory company to carry out an inventory make, check-in and check-out, subject to the landlord confirming that they wish to use this service. The cost of the check-in/inventory make is usually borne by the tenant and the check-out by the landlord. The cost of a check-in/inventory make and the check-out are £168.00.

Please be advised that, where myspace manage a property, it will be compulsory for an inventory to be included.


Should the original tenancy agreement be mislaid, or for any other reason a further copy requested, we will require a fee of £15 to cover the administration.


Where there is more than one tenant and if one of the tenants wishes to leave, the cost to the outgoing tenant will be £180. Due to the complications involved in this process, we will only allow a maximum of one change per tenancy, subject to the Landlord's agreement. The cost to the new tenant will be £120 to cover further administration and referencing.


Should an additional tenant be introduced, subject to landlordís agreement, we will charge £120 to cover referencing and administration.


At the end of the tenancy, should you renew for a further term, we will charge £75.00 to cover administration costs and to draw up a new tenancy agreement, and re-referencing fees (if required) of £60.00 per person.


At the end of the tenancy, should you fail to cancel your standing order, myspace will charge £15, to cover the administrative costs of dealing with the return of monies, per instance.

All above fees include VAT at the current rate Ė 20% (1st January 2016)
